You know the work. The assessment is a different skill.

The APC does not test how much you know. It tests whether you can demonstrate professional judgement under assessment conditions β€” structured, owned, and reasoned. Most candidates with the experience still fail to show it at Level 3. These are the situations that bring them here.

"I know what I did on the project. I just cannot explain it the way they seem to want."

"Everyone tells me to show professional judgement. Nobody explains what that actually looks like in an answer."

"I froze in my mock interview. I knew the answer β€” I just could not get it out under pressure."

"I passed my mock last time, but I still got referred. Something was missing and I do not know what."

"My case study describes what happened. I am not sure it demonstrates what the assessors are looking for."

"I have read the RICS guidance multiple times. I still do not know whether I am ready."

From technically capable to assessment-ready

The gap between knowing your work and demonstrating it under assessment conditions is a skill gap β€” not an experience gap. The APC Accelerator closes it systematically, module by module.

Before
  • Describing tasks and activities
  • Generic answers that could apply to any project
  • Losing confidence under follow-up questioning
  • Case study that tells a story but not a professional judgement
  • Preparing answers, not preparing thinking
  • β†’
    After
  • Demonstrating options evaluated and advice given
  • Specific, owned professional positions with a professional basis
  • Composure under challenge β€” and the language to hold your ground
  • Case study that shows a complex problem solved by a professional
  • A repeatable structure for professional judgement in real time

"I have assessed more than 1,700 candidates across 30 years on RICS panels. I have chaired panels, audited panels, and sat on the appeals board. I know why candidates fail β€” and I know it is almost never because they lack the experience. It is because they have not been taught how to structure and deliver professional judgement under assessment conditions. That is what this programme teaches."

12 modules built around how assessors actually think

Each module addresses the specific challenge candidates face at that stage of preparation β€” not a generic curriculum, but a structured journey from orientation through to mock interview and final readiness. Every module includes video lessons, candidate-specific coaching sessions, and professional tools you can use in the real assessment.

    01
    APC Fundamentals and Candidate Orientation
You are not sure what the assessment is actually testing β€” or whether your experience covers what is required

The assessment is not a test of knowledge. It is a test of professional competence under examination conditions. This module establishes how the RICS APC is structured, what the Preliminary Experience Route requires, and how to map your experience against the competency framework before you write a single word of your Summary of Experience.

βœ“ Understanding the assessment β€” what it tests and what it does not
βœ“ The Preliminary Experience Route β€” requirements and timeline
βœ“ Mapping your experience to the competency framework
βœ“ Building your 26-week preparation roadmap
    02
Building Your Employer History and SoE Strategy
You have worked across multiple employers and are not sure how to present that as a coherent professional narrative

The Summary of Experience is not a job description. Each entry must demonstrate that you performed the work, understood the professional context, and applied professional judgement. This module shows how to build a multi-employer narrative that reads like a professional history β€” not a task log.

βœ“ What the SoE actually demonstrates β€” and what assessors read in it
βœ“ Writing entries that show professional context, not just activity
βœ“ Using a dual employer history as a professional differentiator
βœ“ SoE coaching session with personalised review
    03
The Level 3 Test β€” What Professional Judgement Actually Means
You have been told to demonstrate professional judgement but nobody has shown you what that looks like in an actual answer

Level 3 has one test: if you had not been involved, what would the client not have known? The difference between a Level 2 and a Level 3 answer is not more detail β€” it is the presence of options evaluated and advice given. This module makes that distinction concrete using before-and-after worked examples.

βœ“ The single question that defines Level 3
βœ“ Level 2 vs Level 3 β€” annotated worked examples from real assessment scenarios
βœ“ Why experience alone does not produce Level 3 answers
βœ“ Converting your existing SoE entries from description to professional judgement
    04
Building Level 3 Evidence Across the Core Competencies
You have the experience in the core competency areas but cannot identify which specific situations demonstrate Level 3

This module works through the core competency areas systematically β€” Contract Practice, Commercial Management, Procurement and Tendering β€” and shows exactly what Level 3 evidence looks like in each. You will identify and document your three strongest Level 3 claims from your own experience.

βœ“ Identifying Level 3 evidence in Contract Practice
βœ“ Identifying Level 3 evidence in Commercial Management
βœ“ Identifying Level 3 evidence in Procurement and Tendering
βœ“ Competency coaching session β€” personal review of your Level 3 claims
    05
The READY Framework β€” Structuring Professional Judgement
You know what you did but your answers come out in the wrong order under pressure β€” and the depth gets lost

READY is a five-step answer structure developed from 30 years of watching candidates succeed and fail in the assessment room. It gives you a repeatable architecture for professional judgement that works under real interview pressure β€” not a script to memorise, but a thinking framework to internalise.

βœ“ The READY Framework β€” Recognise, Evaluate, Advise, Deliver, Your Responsibility
βœ“ Why the Evaluate step is where Level 3 lives β€” and how to build it
βœ“ READY in practice β€” full worked answers across contract, commercial, and procurement
βœ“ READY coaching session β€” applying the framework to your own evidence
    06
Contract Practice β€” NEC and JCT in Depth
You can administer both contracts but answering assessor questions on the professional reasoning behind your decisions is harder

Contract Practice is the competency where most QS candidates hold their strongest Level 3 evidence β€” and where the most referral conditions are written. This module covers NEC and JCT in depth, from the philosophical difference in approach to the specific mechanisms assessors probe: compensation events, Accepted Programme, Pay-Less Notices, loss and expense, CDP provisions.

βœ“ NEC vs JCT β€” the fundamental difference and why it changes your advice
βœ“ Compensation events β€” assessment, notification, and PM's own assessment
βœ“ JCT ICD β€” CDP provisions, EoT, loss and expense ascertainment
βœ“ Two contract practice coaching sessions with personalised READY-structured answers
    07
Procurement and Tendering β€” From Route Selection to Award
You know the procurement routes but your answers describe the process rather than the professional reasoning behind your recommendation

Procurement questions at Level 3 are not asking you to describe two-stage tendering. They are asking why you recommended it for this client on this project β€” and what you would have advised if the risk profile had been different. This module shows how to build a professional procurement narrative that demonstrates evaluation, not description.

βœ“ The difference between a Level 2 and a Level 3 procurement answer
βœ“ Using your employer history to build a coherent procurement narrative
βœ“ Public sector procurement, abnormally low tenders, post-tender negotiation
βœ“ Two procurement coaching sessions β€” route selection and tender evaluation
    08
    Commercial Management and Financial Control
Your cost work is strong technically but your answers focus on what you calculated rather than the professional advice you gave

Commercial management at Level 3 is about identifying risk before it materialises and advising clients on what their financial position means β€” not just what it is. This module covers cost planning, reporting, change management, and final account, with a consistent focus on the professional advisory role rather than the technical calculation.

βœ“ The Level 3 test for commercial management β€” what the client needed to know
βœ“ Cost planning at RIBA stages β€” advisory vs technical
βœ“ Financial reporting, change control, and final account strategy
βœ“ Three commercial coaching sessions β€” risk, cost planning, financial control
    09
The Case Study β€” Selection, Writing, and Interview Preparation
Your case study tells the story of what happened but you are not sure it demonstrates the professional judgement assessors are looking for

The case study is the doorway through which the interview enters. It is not a project report β€” it is a professional judgement document. Assessors use it to structure their most probing questions. This module covers how to select the right project, write it to a professional standard across five sections, and prepare for the three layers of questioning it will generate.

βœ“ How assessors use the case study and what they are looking for
βœ“ Selecting and scoping the right project β€” four criteria
βœ“ Writing the five-section document β€” word counts, purpose, quality standards
βœ“ Case study draft review with personalised assessor feedback
    10
Submission β€” Assembling the Pack and the Go/No-Go Decision
You are not certain your submission pack is ready β€” and you are not sure how to make that assessment objectively

Submitting before you are ready is one of the most common causes of referral. This module walks through every component of the submission pack, gives you a structured Go/No-Go assessment tool, and shows you how to brief your counsellor so they can countersign with confidence.

βœ“ The five submission components β€” what each one confirms
βœ“ SoE final review β€” the Level 3 check for each mandatory and technical competency
βœ“ Briefing your counsellor β€” a structured pack for the sign-off conversation
βœ“ Go/No-Go assessment tool β€” scored across 8 areas, 23 points maximum
    11
Interview Preparation β€” Structure, Voice, and Difficult Questions
You know the content but you are not confident you can deliver it in the room when the pressure is on

The three things that separate passes from referrals in the assessment room are professional voice, depth without prompting, and composure on difficult questions. This module prepares you specifically for each β€” with a 60-question simulation bank, a READY quick-reference card, and a four-situation difficult question preparation worksheet.

βœ“ The 60-minute interview β€” structure, panel objectives, and what assessors observe
βœ“ Professional voice β€” converting candidate language to professional ownership
βœ“ Managing difficult questions β€” four specific situations with response scripts
βœ“ Two interview preparation coaching sessions β€” opening and case study; competency depth
    12
    Mock Interviews and Final Readiness
You want to know, honestly, whether you are ready β€” and to have that tested by someone who has sat on the other side of the table for 30 years

Two full mock interviews in the real 60-minute format β€” case study, technical competency, ethics, close β€” with a structured debrief after each. The first mock is diagnostic. The second is confirmatory. Between them, you receive targeted development work based on what the first mock reveals. You will go into the real assessment knowing where you stand.

βœ“ Mock Interview One β€” full 60-minute simulation with real-time assessor debrief
βœ“ Development plan β€” targeted preparation based on Mock One findings
βœ“ Mock Interview Two β€” 60-minute simulation focused on development areas
βœ“ Final Readiness Assessment β€” honest self-evaluation across all competency areas

Everything you need. Nothing you do not.

"Knight does not tell you what to say β€” he shows you how to think. That is the difference. I went into my assessment genuinely confident because I understood what the assessors were looking for. That clarity came from this programme."

"I had been referred once before starting with Knight. He identified exactly where my answers were failing β€” I was describing work rather than demonstrating advice. Six months later I passed. The mock interview preparation was the turning point."

    Before you enrol

    Who is this programme for?
APC candidates on the QS and Construction pathway who are within 6–24 months of their final assessment and want structured preparation from someone who has been on the panel. The programme works for first-time candidates and for those who have previously been referred.
I am on a different RICS pathway. Will this work for me?
The programme is designed primarily for the QS and Construction pathway. The professional judgement frameworks β€” READY, Level 3 evidence building, case study structure β€” apply across pathways, but the specific contract and commercial content is calibrated for QS and Construction candidates.
How is this different from other APC coaching programmes?
Most APC preparation focuses on content knowledge β€” what you need to know. This programme focuses on demonstration β€” how you show what you know in the way the assessment requires. The difference comes from 30 years of sitting on the other side of the table. Knight does not teach APC theory. He teaches you how assessors think, because that is what he is.
How much time does the programme require each week?
The programme runs over 26 weeks. Most weeks involve 2–3 hours of video content and preparation work, plus the coaching sessions which are scheduled at intervals through the programme. The two mock interviews are typically scheduled in the final four weeks.
    Is a payment plan available?
Yes. If the single payment does not suit you, contact Knight directly at [email protected] to discuss a structured payment plan before you enrol.
    What happens after the assessment?
All APC Accelerator candidates receive a post-assessment debrief session regardless of outcome. If you pass, it is a professional close on the work you have done. If you receive a referral, it is the starting point for a targeted response to the referral report.
